What should it handle?

Draft replies to prospective renters from your approved facts. Review and send them instead of writing each answer from scratch.

Your leasing team owns pricing, screening and approval decisions. No applicant screening, steering or lease commitments.

What is included

Read each enquiry, draft a reply from approved facts, suggest open tour times, record the renter's stated needs and hand sensitive or unanswerable enquiries to staff.

Start with your listings, availability, fees, pet and parking policies, tour slots and approved wording. The connected option reads leads and availability from your leasing system and can send approved reply types; it does not screen applicants or set prices.

How reliable should the replies be?

A friendly reply is not enough. Choose how often replies must use only approved facts, how many answerable questions it must answer and which enquiries it must hand to staff.

How these standards are measured

Test on held-out past enquiries, including fair housing sensitive questions, unclear requests and questions your facts do not answer. A reply with an unapproved fact or a sensitive enquiry that is not handed to staff is a failure.

Targets for your selected standard
What is checkedTarget
Replies with only approved factsA reply passes only when every price, date, fee and policy it states matches the approved facts in force at the time.≥98%
Answerable questions answeredQuestions answered correctly divided by all labelled questions your approved facts cover; vague or missing answers count against it.≥90%
Sensitive enquiries handed to staffCorrectly handed over enquiries divided by all labelled sensitive, accommodation, complaint or out-of-policy enquiries.≥99%
Tour times in open slotsSuggested or booked times must fall within open approved tour slots for the right property; double bookings fail.≥99%

Fair housing rules apply to every reply. Have your compliance owner approve the wording, the handover rules and the facts the workflow may use.

How quickly should a reply be ready?

Choose how quickly a draft or approved reply should be ready. Your team's review time is separate.

Timing details

Time from receiving an enquiry to a stored draft or sent approved reply, including fact lookup, drafting, checks, queueing and retries. Confirm the channels and load with your provider.

The target applies to at least 95% of agreed test runs, with 5 in progress at a time.

How much do you want to spend per enquiry?

Choose the machine budget for each reply. Tighter budgets may use shorter context or fewer checks.

Cost details

Includes model calls, retries and shared hosting allocation. Staff time, leasing software, listing-site fees, messaging charges and the calling agent are separate. Failed and repeated runs also consume resources.

Reference machine cost: $0.02 – 0.05 per enquiry at 1000 enquiries a month. The selected cap is a target to test, not a replacement for this estimate.

Where do you want it to run?

Keep enquiries and property facts in your cloud or on your own server. Choose whether enquiry text may go to an approved AI service.

Data and access details

Runs in a cloud account you control, with access controls and logs.

Only the enquiry text and relevant approved facts go to the selected external model. Agree access and retention first.

Send only the enquiry text and the relevant approved facts to the model; keep contact details and application data out where possible. No external calls uses private inference; it cannot use the connected leasing system option.

How do you want to use it?

Use a review page, your current AI agent or a dedicated leasing agent. You can choose more than one.

Anything else your provider should know?

Optional. Your choices are included automatically.

Common questions

Do I need this if my leasing software already has an AI assistant?

Not necessarily. Use the built-in assistant if it covers your channels, facts and rules. Buy a workflow when you need your own environment, policies, review process or agent access.

Will it approve or screen applicants?

No. It answers questions and suggests tours. Screening, pricing, concessions and lease decisions stay with your team and your existing processes.

How does it handle fair housing sensitive questions?

It hands them to staff using rules your compliance owner approves. It does not describe neighbourhoods, residents or who a property suits.

Can it send replies and book tours on its own?

Choose the connected scope and approve which reply types it may send. Everything else waits for staff.

Can I run it without an external AI service?

Yes. Choose private processing and supply your own hardware. Measure reply quality and running cost during the pilot.
