Where should the plan drafts land?

Turn sketches, room requirements and site boundaries into editable floor plan options, with room areas and a list of mismatches.

One design round includes up to 3 plan options and 40 program rooms.

Your architect develops, checks and signs the design. It never stamps drawings, certifies code compliance or issues documents for permit or construction.

What is included

Read the sketch, bubble diagram or marked-up print with the room program and site boundary, generate several plan options and check each one against the program.

Start with one agreed CAD or BIM format and your drawing conventions. Add a plug-in to place draft options in that tool; other tools, custom model training and construction documents are outside this guide.

Plan options: up to 3 options.

Rooms: up to 40 rooms.

Input budget: up to 60,000 tokens.

Output budget: up to 12,000 tokens.

Attempts per stage: up to 2 attempts.

How closely should the drafts follow your program and markups?

A plan option is a starting point for a designer, not a finished design. Choose how closely the options must follow your program and markups, and how reliably every mismatch is reported.

How these standards are measured

Test on held-out past projects, comparing each option with the room program and with the plans your team actually drew. Include messy hand sketches, conflicting program notes and sites that cannot fit the program. A missing room or an area outside tolerance that is not on the deviation list counts as a failure. Use independent reviewer labels, not the workflow's own output. Holding every item cannot pass the accuracy targets. Check citations against the current source version. Any unauthorised write or release fails the pilot.

Targets for your selected standard
What is checkedTarget
Rooms within area toleranceProgram rooms placed in an option with a drawn area inside the agreed tolerance, divided by all program rooms, across the test projects.≥90%
Mismatches reportedMissing rooms, areas outside tolerance and broken required adjacencies that appear on the deviation list, divided by all such mismatches found by the reviewer. An unreported mismatch is a failure.≥100%
Redlines appliedRedline instructions applied as marked, or returned as a question when unclear, divided by all redline instructions in the test markups.≥90%
Files open cleanOption files that open in your CAD or BIM tool with editable walls, openings and rooms on your layers and naming, without repair, divided by all option files.≥95%
Options worth developingOptions your architects judge worth developing further, divided by all options, scored blind against the plans your team drew for the same projects.≥60%
Approval controls passNo unapproved send, stamp, bid, status change or overwrite. A source change cancels a pending approval. Test malicious document instructions and repeated requests.≥100%

Plan options are drafts for a designer to develop. Your architects choose, change and take responsibility for the design, its code compliance and every drawing that is issued.

How quickly should plan options come back?

Choose how soon after a sketch and program are submitted the plan options, the area schedule and the open questions are ready. Your designer's review time is separate.

Timing details

Time from upload to finished options, including reading the sketch, generating and checking the layouts, writing the CAD files, queueing and retries. Large programs or many floors may need agreed limits. Confirm hardware and file sizes with your provider.

The target applies to at least 95% of agreed test runs, with 2 in progress at a time.

How much do you want to spend per design round?

Choose the machine budget for reading the sketch, generating the layouts and checking them against the program. Tighter budgets may generate fewer candidate layouts before choosing options.

Cost details

Includes model calls, layout generation on rented graphics processors, retries and a shared hosting allocation. CAD and BIM licences, your designers' time and the calling agent are separate. Each new markup round is another run.

Reference machine cost: $0.85 – 1.85 per design round at 60 design rounds a month. The selected cap is a target to test, not a replacement for this estimate.

Where do you want it to run?

Run it in your cloud or on your own server. Choose whether sketches and programs may go to an approved AI service.

Data and access details

Runs in a cloud account you control, with access limited to the project team and logs of every design round.

Only the sketch images, the room program and the site outline go to the selected external model. Layout generation runs on graphics processors you rent or own. Agree access and retention first.

Keep client briefs, site surveys and drawings in your storage with access limited to the project team. Send only the sketch images, the program and the site outline the model needs. Private models only keeps every drawing on your hardware; layout quality and machine cost are measured in a pilot.

How do you want to use it?

Use the upload page, the AI agent you already run or your project folder. You can choose more than one.

Anything else your provider should know?

Optional. Your choices are included automatically.

Common questions

Do I need this if a hosted AI design tool already works for us?

Not necessarily. If a hosted design canvas is allowed to hold your projects and its exports fit your standards, subscribe to it. Buy a workflow when drawings must stay in your environment, the options must use your own templates and layers, or every option must be checked against your program format.

Will it design the building for us?

No. It drafts plan options from your sketches and program. Your architects choose, develop and take responsibility for the design.

Does it check building codes?

No. It checks options against your room program and site boundary only. Code review, stamping and permit or construction documents stay with your architects.

Can it edit our existing drawings?

The in-tool option applies redlines to a draft as a separate design option or layer. It never changes your main model until a designer accepts the change.

Can I run it without sending sketches to an external AI service?

Yes. Choose private models and supply your own hardware. Measure layout quality and running cost during the pilot.
