What should it draft?

Draft from uploaded files, or connect orders and approved drafts to your title production software.

One title order includes up to 30 recorded documents and 120 pages.

Your examiner decides what is insured and issues the commitment. It never issues, signs or sends a commitment, and never decides whether title is insurable.

What is included

Read the order and every recorded document in the search package, draft vesting, legal description, requirements and exceptions in your form, link each item to its document and list open questions.

Start with your underwriter's commitment forms, your standard requirement and exception wording and past orders your examiners have already issued. The connected option reads orders and search documents from your title production software and saves the approved schedules back to the order.

Set targets for correct vesting, legal descriptions, requirements and exceptions.

How these standards are measured

Test on held-out past orders your examiners already issued, with unreleased mortgages, breaks in the chain of title, legal description differences, estates and entity owners, and poor scans included. Measure requirements and exceptions found separately from vesting and legal description accuracy. An item without its recorded document counts as a failure.

A draft commitment is a starting point for your examiner, not an insuring decision. Your examiner and underwriter decide what to require, except and insure.

How quickly do you need a draft commitment?

Choose how quickly the draft schedules should be ready after the search package is complete. Your examiner's review time is separate.

Timing details

Time from a complete search package to stored draft schedules and open questions, including page reading, indexing, drafting, queueing and retries. Very large commercial files may need agreed limits. Confirm volumes and hardware with your provider.

The target applies to at least 95% of agreed test runs, with 2 in progress at a time.

Cost details

Includes model calls for page reading and drafting, retries and a shared hosting allocation. Title searches, county record fees, title production software, your examiner's time and the calling agent are separate. Each updated search package is another run.

Reference machine cost: $0.49 – 0.69 per title order at 200 title orders a month. The selected cap is a target to test, not a replacement for this estimate.

Where do you want it to run?

Keep orders and search packages in your cloud or on your own server. Choose whether document pages may go to an approved AI service.

Data and access details

Runs in a cloud account you control, with access controls and logs.

Only the order and search package pages being drafted go to the selected external model. Agree access and retention first.

Keep access to examiners and closers on each file, keep a record of every draft and who approved it, and keep borrower and seller details out of logs. No external calls uses uploaded files and private inference; it cannot use the connected production software option.

Common questions

Do I need this if our title software or a search service already does this?

Not necessarily. If your production software or search provider already drafts schedules your examiners trust, keep using it. Buy a workflow when your forms and wording need to be followed closely, files must stay in your environment or you want drafts tied to each recorded document.

Will it decide what is insurable?

No. It drafts schedules and lists open questions. Your examiner and underwriter decide what to require, what to except and whether to insure.

What if the deed and the plat describe the land differently?

It does not choose. It shows both documents and the difference as an open question for your examiner.

Does it run the title search?

No. It works from the search package your abstractor, search provider or title plant produces. Searching county records is a separate service.

Can I run it without sending documents to an external AI service?

Yes. Choose no external calls and supply your own hardware. Measure drafting quality and running cost during the pilot.
